Each property comes with a different level of service. The Coastal Cottage includes snorkeling gear, breakfast provisions, and access to marine naturalist walks. The Garden Villa includes daily housekeeping, pool maintenance, and a villa host. The Estate includes a full residential staff team of seven. All properties are ready to move into — linen, kitchen basics, and utilities are arranged.

Our properties are priced on a monthly basis and are best suited to stays of one month or longer. For guests planning extended visits to Sabah — whether for work, family, or simply a slower pace of travel — monthly arrangements offer the most comfortable and cost-effective option. We're happy to discuss specific availability during your preferred period.

We encourage a property visit before any commitment. Once you contact us through the form or by phone, we'll coordinate a time that suits you. For international guests, we can also arrange a thorough video walkthrough with a member of our team on-site to answer your questions in real time.

Yes. We regularly host guests from across Asia-Pacific, the Middle East, and Europe. Our team is familiar with the requirements and preferences of international travellers and can assist with logistics including airport transfers, local orientation, and referrals to trusted service providers in Kota Kinabalu.

After confirming availability and agreeing on terms, a rental agreement is prepared. A refundable security deposit is held alongside the first month's rental. Subsequent monthly payments are arranged in advance. We accept Malaysian Ringgit bank transfers and can accommodate international wire transfers for overseas guests.

The Oceanfront Mansion Estate is particularly well-suited to milestone celebrations, diplomatic gatherings, and corporate retreats, with its private beach cove, professional kitchen, and extensive grounds. The Garden Villa's barbecue pavilion and pool area lend themselves to relaxed family or friend gatherings. Any event-related requirements are discussed at the enquiry stage.
